Water Hygiene & Legionella Control

Ftec offer a comprehensive range of services associated with reducing the risk from Legionella and other waterborne bacteria.

Under general Health and Safety law, Approved Code of Practice (ACoP) L8, employers or those responsible for commercial premises must consider the risks from Legionella and the affect it could have to the buildings users. 

You are required take suitable precautions to reduce the risks of exposure to legionella and must:

  • Identify and assess sources of risk

  • Prepare a scheme (or course of action) for preventing or controlling the risk

  • Implement and manage the scheme

  • Appoint a person to be managerially responsible

  • Keep records and ensure effective control

  • Ensure your staff are aware of the risk

Ftec offer a comprehensive range of mechanical services to keep your hot and cold water systems compliant.

Our engineers are experienced in working in a wide variety of different buildings in various public and private sectors, including: offices, leisure, education, health care and social facilities.

Whilst a Legionella Risk Assessment and Management Program is important to reduce the risk of Legionnaires’ disease, it may also be necessary to carry out remedial works on the water system to reduce the risk further.

Ftec's team of  highly trained and experienced plumbers ensure that the remedial actions are completed in accordance with the requirements of ACOP L8.

Our water hygiene services includes:

Pipework modifications / dead-leg piping

Pipework that is rarely used or left unused without a regular flow of water running through them can lead to stagnant water sitting in the pipework which in turn lead to contamination with waterborne bacteria such as Legionella.

 

Lengths of dead-leg piping measuring approximately 1.5 times its own width should be removed to avoid any potential serious risk to health.

 

Our engineers are experienced in carry out dead-leg removal and pipework alterations are part of our legionella remedial services.

TMV Servicing and Maintenance

Ftec offer a comprehensive range of services linked to the servicing, installation and maintenance of thermostatic mixing valves (TMV's)

If you own or control premises, managing the risks associated with scalding from hot water is an essential process.

 

Regular testing and TMV servicing will help to ensure risks are managed effectively.

Calorifier Descaling and Disinfection

A calorifier stores and heats water to provide hot water to a distribution system.  

Scale and sediment that collect in the base of a calorifiers provide an environment for Legionella growth.

Ftec can carry out a one off descale or clean and dis infection service to your hot water calorifier(s), or provide on going contract works to suit your business needs.

It is good practise in the prevention of legionella to carry out regular calorifier descaling and disinfection. Other reasons include:

 

  • Calorifier does not reach 60 degrees C

  • High bacteria count or positive results of legionella obtained from calorifier or associated outlet

  • Calorifier inspection shows excessive scale/sediment

  • Odd taste, odour or colour of the water at hot water outlets

  • New installation of hot water calorifier

Any water system that has the right environmental conditions could potentially be a source for legionella bacteria growth.


Your hot and cold water services has a  reasonable legionella risk if:

  • The water temperature in all or some part of the system is between 20°C and 45°C

  • The water is stored or re-circulated as part of your system

  • There are sources of nutrients such as rust, sludge, scale and organic matters

  • The conditions are likely to encourage bacteria to multiply

  • Your system generates aerosols (water droplets) and dispersed over a wide area, (eg: through showers, cooling towers, taps etc)
